Supply and install of fire-rated doorsets for Gold Coast body corporates and builders — recall replacements, end-of-life doors and refurbishments, installed to AS1905.1, tagged and certified.
Some doors can't be repaired back to compliance. Those, we replace properly.
Most fire door defects are repairable — but not all. A recalled door, a door with an asbestos core, or a leaf that's been cut, damaged or modified beyond the rated design can't legally be patched back to compliance. Replacing it with a correctly rated doorset, installed to AS1905.1, is the only path that actually holds up at audit.
Element supplies and installs fire-rated doorsets across the Gold Coast — single unit-entry doors through to full-building refurbishment programs. Because installation is where compliance is won or lost (the AS1905.1 clearances are measured in millimetres), we install to the standard the inspector measures against, then tag and document every door.
Whether it's one failed door or a staged program across a tower, we scope it honestly, price it per door, and sequence the work so residents and tenants are informed and disruption is kept to a minimum.
Korab fire doors were recalled in 1999 for non-compliance and cannot legally be repaired — only replaced. Buildings from the 1990s may still have them.
Fire doors made before the mid-1980s can contain asbestos. They can't be modified — even a lock change — and must be removed by a licensed asbestos contractor before replacement.
Doors and frames beyond economical repair — heavy rust, structural damage, repeated failures — are replaced with a correctly rated assembly.
Doors that were never installed to tolerance and can't be adjusted into compliance are re-hung or replaced as a complete doorset.
A door with no traceable rating or tagging, where compliance can't be established, is replaced with a documented, certified doorset.
Building refurbishments and upgrades where old doorsets are replaced as part of a wider works program, certified on completion.
Installation is where compliance is won or lost.
A fire-rated door is only as good as its installation. The AS1905.1 clearances — roughly 3mm at the head and jambs, no more than 10mm at the threshold — are the difference between a certified doorset and an expensive door that fails inspection. Get the install wrong and you've bought a compliance problem, not a solution.

An inspection settles it. Most defects are repairable; replacement is required for recalled Korab doors, asbestos-core doors, and doors damaged or modified beyond their rated design. We give you an honest recommendation per door — never an upsell.

Yes — most of our replacement work is in occupied, tenanted buildings. We sequence the work, inform residents, and keep openings secure through the process. Larger programs are staged so the building stays livable throughout.
